DOYLESTOWN, Ohio — The Chippewa Golf Club will soon give golfers the opportunity to roll out of bed and walk right onto the links.

Chippewa is building an on-site, 2,100-square-foot rustic lodge that can sleep eight to 12 people. The site is about 15 minutes southwest from Akron.

Dubbed the “Barndominium,” it will feature four bedrooms, two full baths, a large kitchen, 80-inch television, patio and firepit.

“This is going to be an amazing place,” said Danny Reeves, hospitality director at the course, adding that the facility will overlook the 18-hole golf course best known for a tough three-hole stretch called the “Bermuda Triangle.” “Even if they’re not a golf enthusiast, it’s going to be some great views.”

The Barndominium is expected to open in May, and Chippewa will offer stay-and-play packages. Golf course owners Brad and Melanie Stewart have already lined up Glenmoor Country Club in Jackson Township and Bunker Hill Golf Course in Medina as other courses included in the packages, Reeves said. They hope to add more courses in the region.

But Chippewa also wants the Barndominium to serve as a destination for other events, such as wedding parties and family gatherings.

Reeves declined to say how much is being invested in the project, which comes on the heels of Chippewa renovating its clubhouse, adding new golf carts with GPS and Bluetooth, and updating cart paths.

The course, designed by James Harrison and Ferdinand “Fred” Garbin in 1962, sits along state Route 21 in rural Wayne County between Akron and Massillon.

‘Barndominium is exciting and not completely surprising’

Chippewa has always been a sought-after course to play but it hopes the Barndominium, which will sit near the ninth green, drives even more interest.

Golf resorts and destinations aren’t new in the industry. Many courses offer stay-and-play packages and even housing on-site, including Ohio sites such as Great Trail Golf Course outside Minerva, Virtues Golf Club in Nashport and Sawmill Creek Resort in Sandusky.

“The definition of destination golf has been changing for some time now, so to see the addition of the Barndominium is exciting and not completely surprising,” National Golf Course Owners Association CEO Jay Karen said. “Golfers are willing to travel off the beaten path for great golf experiences, and unique lodging provides a great opportunity to lift the experience.

“We are seeing investment and expansion of golf lodging, whether built into new and renovated places like Cabot Citrus Farms in rural Florida to established places like Pinehurst Resort with their new and first on-course accommodations, The Cottages at No. 8. Also, outfits like Birdie Houses are betting on golf-specific lodging, as they look to build accommodations at golf courses.”

Golf has seen a boom in participation in recent years, with the National Golf Foundation estimating that 29.1 million people played on a course and another 19 million hit driving ranges, indoor golf simulators and venues like Topgolf last year.

Golfers played more than 500 million rounds at U.S. courses in each of the last six years, despite there being fewer golf courses, the foundation said. The number of rounds played from 2020-2025 also was 21% higher than 2015-2019.

Sledgehammer comes down on clubhouse at one of world’s best courses https://ultragolfing.com/sledgehammer-comes-down-on-clubhouse-at-one-of-worlds-best-courses/ https://ultragolfing.com/sledgehammer-comes-down-on-clubhouse-at-one-of-worlds-best-courses/#respond Fri, 27 Feb 2026 21:15:22 +0000 https://ultragolfing.com/sledgehammer-comes-down-on-clubhouse-at-one-of-worlds-best-courses/

The demolition of Royal Dornoch’s former clubhouse has officially begun, with club captain Gary Bethune taking a symbolic sledgehammer to the 116-year-old Scottish building.

The project is being overseen by Nairn-based Helica, with contractor GF Job carrying out the demolition. The first phase will be internal works with different materials going into separate skips for recycling.

The golf course, which was designed by Old Tom Morris, John Sutherland and George Duncan and opened in 1877, ranks third on Golfweek’s Best 2026 list of the top 50 classic courses in Great Britain and Ireland.

It is expected to take between eight and 10 weeks to level the site, after which it will be landscaped for the start of the golfing season. No decision has yet been made on the long-term use of the land.

Officially opened in July 1909 at a cost of $2,190, the clubhouse replaced an earlier wooden Golf House with three rooms and a corrugated iron roof. It, in turn, has now been replaced by a new $19 million facility.

“In one way, it is sad to see the clubhouse going,” Bethune said. “It has served us well for most of the last 116 years, but nothing is forever and it was undoubtedly time to move forward.

“Like many others, I said my fond farewells in early December when I locked the doors one last time. We had raised a glass or two to the old dear and shared fond memories that will be with us forever.

“In a way, I grew up in the clubhouse, where my grannie Bunny Bethune was the caretaker in an era. Now we have embarked on a new chapter in the history of Royal Dornoch with the opening of the fabulous new clubhouse – only the third in our near 150-year history – before Christmas.”

Ewan MacGregor, managing director at Helica, said: “The old clubhouse is an iconic part of Royal Dornoch’s history and holds many special memories for both the local community and golfers from around the world.

“Helica is proud to be overseeing the sensitive demolition of such a significant building alongside GF Job, ensuring the process is carefully planned, well managed and carried out with care.”

When were the best courses built? We rank the decades of U.S. golf https://ultragolfing.com/when-were-the-best-courses-built-we-rank-the-decades-of-u-s-golf/ https://ultragolfing.com/when-were-the-best-courses-built-we-rank-the-decades-of-u-s-golf/#respond Mon, 23 Feb 2026 07:31:50 +0000 https://ultragolfing.com/when-were-the-best-courses-built-we-rank-the-decades-of-u-s-golf/

When were the best golf courses in the U.S. built? Golfweek’s Best breaks its golf course rankings into two categories: classic (before 1960) and modern (1960 and after). We thought it would be fun to take that a few steps further, so we broke our prestigious 2025 rankings of the top 200 classic and top 200 modern courses into decades.

Simply put, it wasn’t called the golden age of golf course architecture for nothing. The decade from 1920 through 1929 is represented with 111 of the top 200 classic courses. The span from 1910 through 1919 also shows well, with 45 courses among the top 200. The development of great courses drops off substantially after 1929, with only 13 of the top 200 classic courses opening in the 1930s.

But that wasn’t the end of great golf. Looking at the top 200 modern courses, the decade from 2000 through 2009 also produced a wealth of great golf courses, with 66 layouts among the ranking. That decade ended with an economic slowdown that resulted in few courses being built.

Here are all the decades represented among the Golfweek’s Best top 200 classic and modern lists:

  • 1890-1900: 8 courses
  • 1900-1909: 12 courses
  • 1910-1919: 45 courses
  • 1920-1929: 112 courses
  • 1930-1939: 13 courses
  • 1940-1949: 2 courses
  • 1950-1959: 9 courses
  • 1960-1969: 20 courses
  • 1970-1979: 6 courses
  • 1980-1989: 16 courses
  • 1990-1999: 47 courses
  • 2000-2009: 66 courses
  • 2010-2019: 28 courses
  • 2020-now: 16 courses

Of course, we’re only a little more than halfway through this current decade, and there are several new courses that hadn’t received the minimum number of votes from our panel of hundreds of raters to yet show up on the 2025 top 200 modern list. It’s very possible the span from 2020-2029 will add dozens more recently opened and yet-to-be-built layouts to the rankings. In the meantime, for anyone interested in a deep dive of the various eras of golf design, we present the courses from each of the decades below.

  • Several golf courses across New York state are currently for sale.
  • Listing prices for the courses range from $1.5 million to over $4 million.
  • The properties include amenities such as clubhouses, restaurants, and event spaces.
  • Some of the courses for sale have historical significance, once being exclusive to company employees.

Does New York’s winter have you dreaming of warmer days − and buying a golf course?

If so, there are several available across the state from Hamburg to Oneida, with prices ranging from $1.5 million to over $4 million. Depending on what you’re looking for, you could scoop one up that has its own ice cream shop, another that was used solely by Oneida Ltd. company employees and guests or one with a “party barn.”

Here’s a look at seven New York golf courses listed for sale this winter.

Cloverbank Country Club in Hamburg

About the course: A history-packed course designed by architects William and David Gordon, Cloverbank Country Club opened in 1959 as the Bethlehem Management Club, initially only welcoming Bethlehem Steel Company employees and their families.

In the years since, the 18-hole, 7,067-yard golf course has changed hands − and names − several times, according to the Links Capital Advisors’ listing, and was even owned by Arnold Palmer Management briefly. The most recent owners, an investor group comprised of former members who renamed it to its current moniker, are looking to sell the course to someone new who can “take Cloverbank to the next level of service,” the listing says.

How much is it?: The golf course is listed for sale by Links Capital Advisors for $3.75 million.

Rose Brook Golf Course in Hanover

About the course: Designed by George Mumm, Rose Brook Golf Course was built in 1960. The 18-hole course “located minutes from regional attractions, major highways, and the gateway to Western New York’s recreational corridor … offers the perfect blend of recreation, hospitality, and investment potential,” according to Metro Roberts Realty’s listing.

How much is it?: The property, which includes a clubhouse, restaurant and outdoor even pavilion, is listed at $3.75 million by Metro Roberts Realty.

Kanon Valley Country Club in Oneida

About the course: Kanon Valley Country Club, located just over 30 minutes from Syracuse and less than 10 minutes from Verona Beach State Park along Oneida Lake could make a nice wedding venue or tournament host, according to the listing posted by PAVIA Real Estate Services.

The 18-hole course has a pro shop, a pumphouse and a clubhouse with a restaurant complete with a fully-equipped kitchen, bar and dining room.

How much is it?: The property is listed for sale by PAVIA Real Estate Services for $2.5 million.

Pinewood Country Club in Spencerport

About the course: Newly renovated Pinewood Country Club located 10 minutes from SUNY Brockport and about 20 minutes from Rochester features a clubhouse, restaurant, kitchen and brand-new ice cream shop. The 9-hole course “serves a large customer base from Ogden, Parma, Spencerport, Greece and Brockport,” Venture Brokerage Group’s listing states.

How much is it?: The country club property is listed for sale by Venture Brokerage Group for $1.775 million.

Owego Golf Course in Owego

About the course: Built in 1970, Owego Golf Course consists of two event and banquet spaces − a restaurant space with a bar and a smaller event room with an additional bar − as well as a private suite and a golf simulation room.

“With its versatile layout and multiple income streams, this property is well-positioned to continue operating as a golf and event destination or to expand into a resort-style hospitality experience,” Warren Real Estate’s listing of the 145-acre golf course property states.

How much is it?: The golf course is listed for sale by Warren Real Estate for $1.55 million.

Oneida Community Golf Club in Oneida

About the course: Opened in 1900, the historic Oneida Community Golf Club sits on 230 acres of land in upstate New York, the listing by CBRE Upstate NY states. Previously owned by Oneida Ltd., one of the world’s largest manufacturers of cutlery and tableware, and only accessed by company employees and guests, the course has operated on a semi-private basis in recent years.

“Nestled in the communities of Sherrill-Kenwood, New York, Oneida Community Golf Club offers a mature course possessing all the natural beauty that comes with age and meticulous care over the last 125 years … (and) features rolling hills, a meandering creek, elevated tees, lush woodlands harboring stately trees, and the 32-acre Sunset Lake,” according to the listing.

How much is it?: The property, which includes a clubhouse with a full restaurant and bar built in 2004, is listed for sale by CBRE Upstate NY for $1.6 million.

Hillendale Golf Course in Ithaca

About the course: Located 20 minutes away from both Cornell University and Ithaca College, Hillendale Golf Course’s “award-winning” 18-hole, par-70 course was built in 1985, RE/MAX’s listing states. The 141-acre property is complete with a fully-equipped pro shop, restaurant with a full commercial kitchen, “party barn” with a second commercial kitchen and bar, private owner’s suite and Airbnb rental.

“Lovingly stewarded, its legacy shaped by time, care and conviction by its owner for nearly half a century; the opportunity is now here for a visionary successor to carry it forward − and elevate it into its next era,” the listing explains.

How much is it?: The course is listed for sale by RE/MAX for $4.5 million.

Are Golf Courses Open in The Winter? https://ultragolfing.com/are-golf-courses-open-in-the-winter/ https://ultragolfing.com/are-golf-courses-open-in-the-winter/#respond Thu, 12 Feb 2026 12:03:53 +0000 https://ultragolfing.com/are-golf-courses-open-in-the-winter/

I remember how much I always dreaded winter when I started playing golf.

I mistakenly assumed that most golf courses closed down once the temperature reached the 30s. You can imagine how thrilled I was to learn that golf courses don’t close just for cold weather.

While most public courses close for severe weather, they won’t usually do so unless several inches of snow have fallen. Learn more about golfing in winter weather right here! We’ll also give you tips on playing golf in cooler temperatures.

Can You Play on Golf Courses in The Winter?

Yes, you are allowed to play golf in the winter. Most municipal courses are open year-round, especially in the southern and western states of the United States.

As a general rule, the main reason golf courses close for bad weather is to prevent significant damage to the fairways and the putting surfaces.

Winter is the perfect time for brand-new players to hone their golf swing. Golfers will never have to wait for tee times in the winter as they would during peak season on a Sunday.

Lots of folks have found that playing winter golf has helped them take their games to the next level.

At What Temperature Will The Grass Be Too Frozen to Play?

When blades of grass get to 32 degrees or below, frost will form on them. Keep in mind that grass is often cooler than the standard air temperature, especially in cold climates with lots of moisture. Because of this, golfers may have to endure a frost delay even if the temperature is well above freezing.

Frost can even occur in states that have a warmer climate, like Arizona, Hawaii, or Florida. I once sat through a two-hour frost delay in Florida in early December. Golfers have to deal with frost in Canada for a larger portion of the year, even in springtime months like April.

Golf courses aren’t trying to limit your fun when frost is on the ground. They’re simply trying to prevent course damage, especially to the greens. Just grab a cup of coffee from the pro shop, flip through a golf magazine, and wait for things to warm up.

Challenges of Playing Golf in Winter

While golf is one of the best winter activities out there, there are some challenges to teeing it up in cold weather. Let’s go over a few of winter golf’s main challenges and possible solutions.

Frostbite

If you’ve never experienced frostbite on the golf course, consider yourself lucky. In temperatures that are below freezing, the fingers and toes can go numb after only a few holes. Not being able to feel your hands on the golf club can make hitting even a decent shot incredibly difficult.

Cart Paths Are Slick

Operating a golf cart can become quite tricky in the wintertime. Cart paths get slick, especially during rain, sleet, or snow. Golfers should drive carefully and try to avoid patches of black ice on the cart paths.

Swinging in Layers Can Be Uncomfortable

Most golfers wear several layers of clothing to keep their bodies warm and prevent the chills. While that is definitely a good idea, having too many layers on can inhibit the golf swing. Finding just the right amount of clothing to stay warm but not negatively affect the swing can only be done by trial and error.

Your Equipment Won’t Be As Effective

This is something to be aware of if you’ve never played golf in the winter. You won’t get the same distance out of your clubs. This is because the club can’t transfer as much energy to the golf ball in cooler temperatures.

I’ll never forget smoking a hybrid shot on a long par 5 that came up about 40 yards short of the green. That was my first realization that winter golf is a different beast. Cold air is thick, and the golf ball just can’t cut through it as it can in the warmer months.

Tips for Playing a Better Round in Winter

Just because golf is more challenging in the winter doesn’t mean that you have to simply put up with shooting higher scores. In this section, we’ll list some tips on how to play better golf in cooler temperatures. All of these tips can help you improve as a golfer as winter approaches.

1. Invest in Winter Golf Gear

Technology has come a long way in this area, which means that playing golf in cold weather no longer has to be a miserable experience. Several athletic apparel companies now offer compression undershirts and pants that are designed to keep golfers warm. This specialty clothing isn’t cheap, but it’ll make a massive difference in your comfort level and performance on the golf course.

Make it a point to find yourself a golf jacket or pullover that keeps you warm but doesn’t restrict your swing. Also, if the temperature is topping out in the 20s or 30s, wear gloves on both hands and buy yourself some hand warmers to keep in the golf cart. This will help you grip the golf club and keep both hands warm.

2. Utilize Indoor Golf Simulators

If your favorite course is closed due to extreme temperatures or too much snow cover, find the best places in your area with indoor golf simulators. Sure, it’s not as effective as playing on a real course or driving range, but some practice is better than none at all. Remember, the goal is to be ready to roll once golf season comes back around.

3. Walk Instead of Riding

Some golfers may not want to hear this, but one way to stay warmer on a cold or mild day on the course is to walk instead of riding. Flying around in a golf cart makes the wind chill factor even worse.

Walking or using a pull cart during your round will help keep the blood pumping and your body warm. It’s also much better exercise and will keep you in good condition throughout the winter.

The best golf courses in Manchester https://ultragolfing.com/the-best-golf-courses-in-manchester/ https://ultragolfing.com/the-best-golf-courses-in-manchester/#respond Thu, 29 Jan 2026 06:44:01 +0000 https://ultragolfing.com/the-best-golf-courses-in-manchester/

Though it does not host the links superstars of the area around Liverpool, just 30 miles to the west, Manchester can still offer a fantastic golf break on old and new courses. Indeed, Manchester is home to some of England’s finest inland golf courses.

In this blog, we’ll tour some of the best golf courses in Manchester. However, what actually constitutes ‘Manchester’ is a topic in itself, with various changes in boundaries over the years making things confusing.

The M60 is a handy tool in this regard, though, so our yardstick for this assessment of the best golf courses in Manchester is: if it falls within about 20 minutes of the ring road, we’re claiming that as Manchester.

Where are the best golf courses in Manchester?

1. Prestbury

Course address: Macclesfield Road, Prestbury, Macclesfield, SK10 4BJ

First up is Prestbury, which has finally become a fixture in most of England’s Top 100 rankings after a recent overhaul. This Cheshire course, 20 minutes south of the M60, rolls elegantly over parkland terrain and is noted for its character and adventure.

2. Manchester Golf Club

Course address: Hopwood Cottage, Rochdale Road, Middleton, Manchester, M24 QQP

Manchester GC is a fabulous moorland located to the north of the city centre. This Harry Colt design—Hopwood, as it is known locally—is a strategic test with a great variety among its holes.

3. Stockport

Course address: Offerton Road, Offerton, Stockport, SK2 5HL

Stockport Golf Club is part of a fine selection of Cheshire golf courses on the edge of the Manchester city limits. This pine-lined parkland with clever greens and subtle burrows has—like Prestbury—been notably improved of late.

4. Reddish Vale

Course address: Southcliffe Road, Reddish, Stockport, Cheshire SK5 7EE

Just up the road from Stockport, you’ll find Reddish Vale—an absolute gem of a golf course. Designed by Dr Alister Mackenzie of Augusta National fame, although it’s squeezed into a much more compact site and lined by residential development when compared to the revered host of the Masters, it still possesses the hallmark of the great architect’s nous and cleverness.

5. Wilmslow

best golf courses in manchester

Course address: Warford Lane, Mobberley, Knutsford, WA16 7AY

Wilmslow is another of Cheshire’s star courses; this time, an exceptionally well-groomed, tranquil woodland course with a quirky start and finish and some memorable dog-leg holes in between.

6. Bury

Course address:  Unsworth Hall, Blackford Bridge, Unsworth, Bury, BL9 9TJ

Another Mackenzie design, Bury, is a well-preserved example of the Doctor’s work. It sits on undulating moorland, where tree clearance has helped show off the quality of the design. The short holes and sporty par 4s here are particularly good.

7. The Mere

Course address: Chester Road, Mere, Knutsford, WA16 6LJ

The Mere is another traditional golf course near Manchester that is admirably trying to emphasise its heathland roots. Part of a lovely resort offering a high-end play-and-stay option, the tempo moves up a gear in the second half with the side of the main lake in play.

8. Heaton Park

Course address: Heaton Park, Middleton Road, Prestwich, Manchester, M25 2SW

Few golf courses in Manchester beat Heaton Park for fun, playability and value. This picturesque, Championship-standard golf is situated on the grounds of the city’s biggest park. It first opened in 1911 and has hosted many events at both amateur and professional levels. Former Open champion Henry Cotton once described the 11th hole here as the “toughest par 3 in England.” Why not try it for yourself?

9. Bolton Old Links

Course address: 1175 Chorley Old Road, Bolton, BL1 5SG

Bolton Old Links is somewhat misleadingly named as it’s not seaside-based but, in fact, another magic Mackenzie moorland. It does, however, boast views across the four nearby counties from its highest point—Lancashire, Cheshire, Merseyside and Greater Manchester. Expect regular changes in elevation and a breeze here that makes it play more than its 6,500 yards. The town’s second course is Bolton—a 6,200-yard blend of moorland and parkland set down across a hillside and crossed by several ravines.

10. Burnley

Course address: Glen View Road, Burnley, BB11 3RW

Burnley is a moorland course that sits close to the town. It’s a fun course but also a good test—again, especially when the wind blows. Turf Moor, home of Burnley FC, is also your ideal line off one of the tees!

11. Chorlton-cum-Hardy

Course address: Barlow Hall Road, Chorlton, Manchester, M21 7JJ

Founded in 1902, the tranquil setting at Chorlton belies the fact that it sits just four miles south of Manchester city centre. This challenging parkland winds down narrow fairways and around the banks of the River Mersey, while the elevated land of Spion Kop, Barlow Wood, and the ancient dyke that bisects the course are all potential obstacles to a good score.

12. Saddleworth

Course address: Farm Ladcastle Road, Dobcross, Oldham, OL3 6LT

This course is set high up in the Pennines, so you won’t be surprised to hear that there’s a lot of elevation change with breathtaking views. Despite the elevation, though, astute routing means steep climbs are minimised.

13. Whitefield

Course address: 83 Higher Lane, Whitefield, Manchester, M45 7EZ

The stars of the show at Whitefield are the five par 3s. This north Manchester parkland course takes full advantage of the steep-sided ravines that cut across it.

14. Worsley

Course address: Stableford Avenue, Eccles, Manchester, M30 8AP

James Braid laid out the beautiful parkland of tranquil Worsley, six miles northwest of Manchester city centre. Be warned, though—the mature trees here mean that shot shaping is required on several holes.

Golf courses just outside of Manchester

best golf courses in manchester

A couple of courses fall just outside our 20-minute radius of the M60, but for an extra few minutes of driving, you’d be well advised to head to Pleasington or Clitheroe.

Pleasington’s renovation programme has turned it from one of the best inland courses in Lancashire into one of England’s Top 200 courses. Architect Ken Moodie has enhanced the bunkering and its original heathland character.

Meanwhile, Clitheroe is another James Braid-designed parkland that offers aesthetic and strategic pleasure, but with the threat of ditches on several holes, including the fantastic par-3 17th. It has even hosted Open Regional qualifying rounds.

SPECIAL FEATURE: IS LONDON ABOUT TO LOSE GOLF COURSES – Golf News https://ultragolfing.com/special-feature-is-london-about-to-lose-golf-courses-golf-news/ https://ultragolfing.com/special-feature-is-london-about-to-lose-golf-courses-golf-news/#respond Mon, 19 Jan 2026 17:45:20 +0000 https://ultragolfing.com/special-feature-is-london-about-to-lose-golf-courses-golf-news/

Golf News has been speaking to Ian Barnett, Group Land and Development Director at LRG, about how London’s latest planning proposals could have far reaching consequences for golf clubs across the country.

London’s emerging planning policy has put golf courses firmly in the spotlight. As part of the consultation on the new London Plan, the Mayor has suggested that some areas of Metropolitan Open Land, including certain golf courses with limited public access and low recorded biodiversity value, could be assessed for release for housing.

According to Barnett, this is not just a London issue. He believes it is a strong signal of how national policy could evolve and of the difficult choices that golf clubs across England may face in the years ahead.

The question for many owners is whether this represents a slow squeeze on courses at the edge of towns and cities, or a genuine opportunity to secure the long term future of their clubs.

A shift in thinking around open land

Golf courses have long occupied an uncertain position in planning policy. Many sit within the Green Belt or Metropolitan Open Land.

While they are clearly developed in practical terms, they often function and appear like open countryside. For decades this has resulted in strong policy protection and limited scope for change.

The London Plan consultation marks a subtle but important shift. While overall protection for Metropolitan Open Land remains, the Mayor is asking whether all such land is performing the function for which it was designated.

Some golf courses are not accessible to the wider public and some have relatively low recorded ecological value compared with other forms of open space.

Blue Mountain in Bracknell
Blue Mountain in Bracknell was redeveloped for 400 homes

These are the sites the Mayor has identified as potential candidates for redevelopment, subject to strict requirements around public access, biodiversity enhancement, high quality design and a significant proportion of affordable housing.

At a national level, changes to the National Planning Policy Framework introduce the concept of the grey belt within the Green Belt.

This refers to lower performing Green Belt land, often previously developed or compromised in character, where housing may be acceptable if clear rules are met on affordable housing delivery, infrastructure provision and public green space.

Taken together, Barnett sees a clear pattern emerging. Well located open land on the edge of settlements that performs poorly against policy objectives is now being actively reconsidered, provided development can deliver tangible public benefits. Many golf courses fall into this category.

What this means for golf club owners

Barnett says that clubs tend to react to this issue in one of two ways. Some see development as an existential threat to their club.

Others see headline land values and assume that securing planning permission will be straightforward and highly lucrative. In his view, both positions are overly simplistic.

The most realistic opportunities often sit between these extremes. For some clubs, full relocation from an increasingly urbanised site to a more suitable location on the edge of town or in a rural setting can be transformational.

Residential development on the original site can fund a new course with better facilities and a more sustainable long term future.

The debate is already playing out on the ground. Golf News recently reported on proposals affecting Ifield Golf Club in West Sussex, where land has been identified for potential housing of 3000 homes as part of wider local plan discussions.

Another example Barnett points to is Basingstoke Golf Club, where he advised on the planning, disposal and relocation of the club.

After exploring several options, the club successfully relocated to an existing course at Dummer on the opposite side of the M3. Housing development on the former site is now well underway.

The Caversham is the new home of Reading Golf Club

Another example is Blue Mountain Golf Club in Bracknell Forest. Surrounded by housing and identified as having development potential, the site was redeveloped to include a Golfplex entertainment centre, driving range, clubhouse and parking, alongside 400 new homes, community sports facilities and a new school.

The club now has a viable long term base, the local authority has secured housing and infrastructure, and land value has been realised in a planned and structured way.

In other cases, partial redevelopment has been the preferred solution. At Maidenhead Golf Course, land has been allocated for around 2,000 homes while retaining a golf offer, and at the former Reading Golf Course, development and green space have been planned together.

In these situations, releasing part of the land has allowed clubs to reinvest in the remaining course and often improve the quality of the golfing experience.

The importance of site specific analysis

Barnett is clear that not every golf course is suitable for development. The starting point, he says, should never be land value assumptions, but a detailed understanding of planning policy as it applies to that specific site.

Key considerations include whether the course lies in the Green Belt, Metropolitan Open Land or open countryside, how the local plan treats that designation, the recorded biodiversity value of the land, levels of public access, proximity to services and transport, and the scale of local housing need.

Ian Barnett

In London in particular, the Mayor’s reference to limited biodiversity value has already prompted objections from environmental groups, many of whom point to the wildlife interest of golf courses.

As a result, Barnett stresses that robust ecological assessment is essential before any strategy is developed.

Early specialist advice can make a critical difference. A strong planning and land team will assess local plans, housing targets, infrastructure commitments and emerging policy changes.

They will identify constraints such as landscape, heritage or environmental designations and benchmark land values and delivery prospects to manage expectations among members or shareholders.

What we do know is at the planning map around golf courses is changing. London’s proposed approach to MOL and the national grey belt policy are part of a wider shift.
